A former YMCA building situated in the heart of Llanelli has been transformed into modern office space, retail units and new homes for local people.

Located on Stepney Street in Llanelli town centre, the building features four x ground floor retail units, four x first floor office units and eight x four-person two bed apartments.

Overlooking Spring Gardens, the development offers an exciting opportunity to businesses looking for quality retail or office space within a prime town centre location. The Council has received interest from businesses and is inviting further interest from anyone seeking a well-equipped space in which their business can thrive.

Each unit has its own electricity supply, kitchen and welfare facilities as well as internet access throughout the development.

The residential apartments located within the upper two floors of the building will provide modern, quality accommodation for up to 32 people and have been developed with an emphasis on maximising energy efficiency and reducing energy bills.

The homes will be allocated based on the Local Lettings Policy (LLP) created specifically for the YMCA development. The LLP focuses on providing homes for local people with specific criteria, taking into account local issues to help create a balanced and sustainable community.

Cllr Hazel Evans, Cabinet Member for Regeneration, Leisure, Culture and Tourism said: “The development of the former YMCA building will help to promote a high-quality environment that is attractive to a wide range of people through the creation of flexible retail space and upper floor office accommodation. This project is also a major contribution to our wider plans to develop Llanelli town centre.”

“These well-equipped units would be an asset to any business. The ground floor retail units have been developed with business start-ups in mind and we are open to interest from a wide range of new and existing businesses looking to occupy quality office space on the first floor of the building.”

Cllr Linda Davies Evans, Cabinet Member for Homes said: “I’m delighted that, once again, Carmarthenshire County Council has re-purposed an existing building into good quality, modern accommodation for local people.”

“The new homes located in the heart of Llanelli have been developed with a focus on maximising on energy efficiency and reducing energy bills for residents as well as creating the types of homes most needed by local people.”

The project forms part of Carmarthenshire County Council’s wider town centre developments which includes improving the use of vacant and underutilised properties in the town centre which includes over £18 million invested into the town centre through property regeneration.

This project has been part funded by Welsh Government’s Transforming Towns Programme and Transitional Accommodation Capital Programme (TACP). It also forms part of Carmarthenshire County Council’s commitment to support the delivery of 2,000 new homes in the next five years.
